Mold Removal Across the Bronx
Count the apartments in your building and you already know most of what happens next. Three or more puts the mold on the owner by statute, ten or more brings in two separately licensed firms and a city filing, and the fifth of the borough living in one and two unit houses sits outside both and decides alone.

Which Bronx rule reaches you depends on the unit count
Nothing in the Bronx goes through a town hall. The same three city agencies handle every address: HPD writes and reinspects the mold violation, DEP takes the Local Law 61 filings on buildings of ten or more units, and the Department of Buildings takes the plumbing or structural work behind the leak. Patching and repainting afterwards is usually an ordinary repair that needs no Buildings permit, but the plumbing fix that actually stops the water is not, and that is the line most quotes are drawn on the wrong side of. The step that sets your schedule is the assessment, not the crew: the state register showed 28 active mold assessment licenses at Bronx addresses against 36 remediation licenses, so the independent half is the scarcer half and is booked first. And if you rent, none of this is yours to arrange or pay for. In a building of three apartments or more the mold is the owner's statutory duty and the route is 311.
